Why we don't publish a single average

Quail Hollow is a small, highly varied market. In any given period the corridor may transact a handful of homes spanning original 1960s ranches, mid-cycle renovations, golf-frontage estates, and recent custom construction. An average drawn across that set is arithmetically true and practically useless: it describes no house you could actually buy.

Small sample sizes also make headline numbers unstable. Two large frontage sales in a quarter can move a corridor "average" by a wide margin without any underlying change in what a specific street is worth. Direct golf frontage is a distinct sub-market with its own buyer pool. Frontage lots should be compared to other frontage lots, not to the corridor at large.

Condition tier

Original, partially updated, fully renovated, and new construction behave like four different products. Blending them into one average produces a number that describes no actual house.

Livable plan

Ceiling height, primary-suite location, kitchen-to-garden connection, and usable outdoor space move price more than raw square footage at this level.

Systems and envelope

Roof, windows, HVAC, and electrical age. Documented recent replacement removes a large deduction from a buyer's mental math.

Timing and exposure

A meaningful share of corridor activity is quiet or pre-market. Days-on-market statistics from public portals understate true marketing time in that context.

How to price a specific Quail Hollow house

The method that works in a thin market is comparison by category, not by average. Pull the parcel record for the subject property. Identify its condition tier and whether it carries golf frontage. Then find recorded sales in the same tier and the same frontage category, in the tightest recent window that produces at least a few genuine comparables — widening geography before widening time, because construction cycles change what a dollar buys.

Adjust for lot first, plan second, finishes third. In a corridor where renovation is the norm, a buyer is implicitly pricing what the house could become, and finish-level premiums depreciate faster than land, position, and structure. Golf frontage is a separate market

Homes with direct course frontage draw a narrower, more motivated buyer pool and should be valued against each other rather than against interior streets. What tax assessment does and does not tell you

Mecklenburg County reassesses property on a multi-year cycle. Between revaluations, an assessed value reflects the last valuation date, not today's market, and appeals can change it. It is an excellent source for building characteristics, lot size, and ownership history — and a poor proxy for current market value in a fast-moving luxury segment.

Club membership does not attach to value

No home purchase in the corridor conveys Quail Hollow Club membership, so no portion of a corridor home's price should be attributed to club access.
