Teardown and rebuild on an original lot
This is the dominant path. A 1960s ranch on a half-acre or larger parcel is acquired for land value, demolished, and replaced with a 5,000–8,000 square foot house. The math works because the lot — mature hardwoods, established grade, a street that is already finished — cannot be reproduced anywhere closer to the club. Expect the land component to carry the majority of the total project in the corridor's most desirable pockets.
